Lime plaster works by letting moisture move through it. A wall finished in lime breathes – water vapour passes in and out, meaning damp doesn’t get stuck causing mould. The paint that goes on top has to do the same job, or it will undo the benefits of breathable wall finishes.
Why standard paint fails on lime plaster
Acrylic, vinyl and PVA emulsions – most of the paints on the shelf at Bunnings and hardware stores – work by forming a continuous plastic film across the surface. On gypsum plaster or plasterboard that film is fine. On lime it becomes a seal. Moisture that would ordinarily pass through the plaster and evaporate is held behind the film instead, and it can cause blistering, flaking and peeling as the trapped water pushes the coating off from behind.
On a solid masonry wall relying on the lime to manage damp, which is a lot of pre-1920s construction, and a lot of heritage work – layering a plastic-based paint over the top can have bigger consequences than a spoiled finish. Trapped moisture drives salts to the surface as efflorescence, and in freeze-prone or persistently wet conditions it can spall the plaster itself.
How long new plaster needs to cure first
Fresh lime plaster is slow to cure. It hardens by carbonation – drawing carbon dioxide from the air to turn calcium hydroxide back into calcium carbonate, the same compound as limestone – and that process can take several months to fully cure. It’s worth checking with your supplier or installer.
Painting on lime plaster before it has carbonated seals construction moisture into a wall that hasn’t finished drying. So, it’s generally advisable to let the plaster cure before applying anything film-forming. Limewash is the exception, and the reason is chemistry: because it’s lime itself, it can go onto green plaster and carbonate along with it, bonding into the surface rather than sitting on the top.
The finishes that work
Limewash. Limewash is thinned lime – lime putty or hydrated lime with added water, some recipes include alum salt, and any coloured pigments you want to add. It’s the traditional finish for lime plaster and the most compatible one, because it’s the same material as the wall. It bonds by carbonating into the surface, stays completely vapour-open, and can be applied to fresh plaster.
It doesn’t behave like ordinary paint. Limewash builds in thin coats, each one milky when wet and drying opaque and chalky, and a wall usually needs several to reach an even finish. The palette is limited to lime-fast pigments – earth colours and mineral pigments stable at high pH – so limewash plaster reads soft, slightly variegated, and never fully saturated. It chalks and weathers over time and needs periodic recoating, more often on exposed exterior walls. It’s applied to a dampened surface, out of direct sun and heat, so it dries slowly enough to carbonate properly rather than powdering off. Cheap by the litre, the real cost comes from the application time and maintenance.
Silicate (mineral) paints. Silicate paints use a potassium silicate binder – water glass – that reacts with a mineral surface and bonds to it chemically, a process called silicification, rather than forming a film on top. The finish is highly vapour-open, very durable, and colour- and UV-stable because the pigments are mineral. Silicate paint is the oldest reliable alternative to limewash.
There are two families. Pure, two-pack silicate paints are for bare mineral substrates and give the most durable, most breathable result. Single-pack sol-silicate (dispersion silicate) paints carry a small amount of organic content, which makes them more forgiving on mixed or previously painted surfaces at a slight cost to permeability. Both sit at a premium price, and the palette, while wider than limewash, stays mineral. Silicate suits a lime wall where you want to avoid the chalkiness of limewash.
Clay and casein paints. Clay paints and casein (milk) paints are breathable interior finishes, matte, in natural pigments. They’re less washable and less durable than silicate, so they suit interior walls that won’t be scrubbed. Avoid high-activity zones like kitchens, bathrooms or exteriors.
The finishes to avoid
Standard acrylic, vinyl and PVA paints are the commonest cause of peeling on lime. Oil-based and alkyd paints break down on fresh alkaline lime. Film-forming sealers and PVA bonding agents create an impermeable layer that doesn’t mix well with lime plaster, and so are worth checking for in any “primer” step. As a working filter: any paint sold on being wipe-clean, one-coat or fully washable is almost certainly the wrong choice to go with lime.
Choosing a finish to go over a lime plaster wall is more about compatibility than colour alone. opt for a paint that breathes as well as the plaster does.
